Janet Martin Realty
Sulphur Springs, TX 75482
Born in Sulphur Springs in 1955, I am the third generation of both sides of my family to be life long residents of Hopkins County. My love of family, N.E. Texas, the area lakes, and our small town atmosphere has kept my roots firmly planted here all my life. I am from here!
I believe that with my years of building, remodeling, inspection, and personal real estate investing, right here in this area, I possess a more broad and well-rounded background than the typical Realtor. I believe I have a most unique blend of real estate experience to offer my clients.
Benefits of choosing me as your Realtor:
For The Seller: Besides assisting you with preparing or staging your home for a great showing, I will help you prepare your home for the inspection. We will discuss the inspection process and what to expect, as well as how to handle and negotiate the inspector’s findings with the buyer. Quite often homes are sold twice, once before the inspection, and again after the inspection. Inspection discoveries frequently cause renegotiations. You want to be as ready for the inspection as possible to begin with, and I can help you do that. This preparation could significantly increase your net sale price!
For The Buyer: I can help you assess a home beyond the cosmetics, the “cute stuff”. I try to help buyers evaluate a home from a structural perspective, as well as assess the mechanical items such as air and heat, electrical, plumbing, and energy efficiency. I feel it is important to consider potential future repair expenses, operational expenses, and your anticipated ownership cost of the home. Certainly those should be very important factors to consider when buying a home.
If you are considering buying or selling a home, land, farm or ranch, or commercial property, let me put that experience to work for you and I will promise to do everything I can to make your real estate sale or purchase not only quick, but also as smooth and stress free as possible!
Notice: In order to conform to the rules of the Texas Real Estate Commission and Texas Occupations Code regarding Real Estate Inspectors and conflict of interest, I do not accept employment for fee to inspect Real Property, Sec. 1102.001. I am not in the inspection business, Sec. 1102.002. By offering free assistance to my sellers to simply assess their home and prepare for an inspection, or to assist my buyers to asses a home they are considering purchasing, there will be no “transaction of dual capacity of inspector and salesperson”, Sec. 1102.303.
